Jumbo Loan
For loan amounts above the county conforming limit.
Applies above
County conforming limit
Down payment
Commonly 10%–20%+
Credit benchmark
Commonly 700+
Reserves
Often 6–12+ months
Common program benchmarks for education only — not an offer or approval. Lender overlays apply.
How it works
When the loan amount is above the conforming limit, it no longer fits Fannie Mae or Freddie Mac rules and becomes a jumbo loan. Guidelines are set by each lender, so they vary more than other programs. Expect closer review of assets, reserves, and income.
A good fit for
- Higher-priced homes in South Florida, Naples, and the coasts
- Buyers with strong credit and reserves
What to watch for
- Requirements vary widely between lenders
- Two appraisals may be required on larger loans
What to prepare
- Two years of tax returns
- Several months of asset statements
- Proof of reserves
