What Happens After I Sell?

Preparing the house is the visible part of selling. The strategy is what happens to the money and to you. Before you make a major selling decision, it helps to look at the next step at the same time — not after the home is already under contract.

The Money Side

  • Understanding your estimated equity based on comparable sales
  • Your current mortgage payoff, including any second lien or HELOC
  • Estimated selling costs and estimated net proceeds
  • What those proceeds could realistically do for your next step
  • Whether the overall move makes sense financially right now

The Next-Home Side

  • Where you plan to live next, and for how long
  • Whether you plan to buy again, rent for a season, or relocate
  • Whether you expect to finance the next property
  • Whether you may pay cash — which changes the timeline, not the need for a plan
  • Looking at the next purchase before you commit to selling

A Note From Tanesha

Not every seller needs a mortgage on the next home. Plenty of sellers pay cash, downsize, move in with family, or rent while they decide — and that is a perfectly good plan. Reach out either way.
