How it works
Conventional loans follow Fannie Mae and Freddie Mac guidelines. They are underwritten on your income, credit, assets, and debt-to-income ratio. With less than 20% down, private mortgage insurance (PMI) is added to the payment, but it is generally removable once you reach enough equity — something FHA usually does not allow. Pricing improves as credit scores and down payment rise.
A good fit for
- Buyers with solid credit who want mortgage insurance that can be removed
- Second homes and investment properties
- Buyers putting 5%–20% down who want flexibility
What to watch for
- Lower credit scores raise both the rate and the PMI cost
- Condos must meet project review rules (warrantability)
- Loan amount must stay under the county conforming limit
What to prepare
- Two years of W-2s or tax returns
- 30 days of paystubs
- Two months of bank statements
- Explanation of any large deposits
