Florida Mortgage Loan Advisor | Realtor®
About Tanesha Tomlinson
The short answer
I'm Tanesha Tomlinson, a Florida Mortgage Loan Advisor with 24+ years of mortgage-industry experience and a Florida Realtor®. My primary work is mortgage: helping buyers understand qualification, income calculation, credit, assets, debt-to-income ratios, loan programs, affordability, and cash to close. My Realtor® license adds a working understanding of the property, contract, and transaction side of the same purchase.
My mortgage background — 24+ years
I've spent 24+ years in the mortgage industry, across many markets, rate environments, and borrower situations. That experience shapes how I explain financing: plainly, with the numbers in front of you, and without pressure.
Day to day, I help clients understand how a loan actually gets reviewed — how income is calculated, how monthly debts affect qualifying, how credit and assets are evaluated, what reserves are for, and what an underwriter may be looking at when a file is reviewed.
I also spend a lot of time on difficult scenarios: self-employed income, commission and bonus income, student loans, recent credit events, investor purchases, condo financing considerations, and files that need to be structured carefully rather than rushed.
Why my real estate license makes me a stronger mortgage advisor
As a Realtor® with United Realty Group, I understand the property and transaction side too — offers, contracts, negotiations, seller concessions, inspections, timelines, new construction, and insurance considerations.
That matters because financing questions are usually property questions. Instead of translating between two professionals, we can look at a specific home and talk about the payment, the cash to close, and the property-specific financing considerations in the same conversation — before an offer is written.
How I work with buyers
- Start with the numbers: income, debts, credit, assets, and what monthly payment feels comfortable — not just what a calculator allows.
- Explain financing options and what each one requires, so you can compare fairly.
- Break down cash to close: down payment, closing costs, prepaids and escrows, and reserves — separately, not as one blurred percentage.
- Prepare you for underwriting before you're under contract, so surprises are rare.
How I work with sellers
Selling is usually connected to a purchase, especially for homeowners moving from South Florida to Central Florida. I help sellers think through preparation, timing, equity, and how the sale interacts with qualifying for the next mortgage.
First-time buyers, relocation, and new construction
- First-time buyers: what to expect step by step, and how down payment assistance and low-down-payment programs may fit.
- Relocation: coordinating a South Florida sale with a Central Florida purchase, including qualifying while owning two homes or bridging timing.
- New construction: builder financing and incentives, preferred-lender comparisons, upgrade decisions, and representation during the build.
