New Construction & Renovation
Construction-to-Permanent & Renovation
Build or renovate with one loan.
Structure
Single-close or two-close
Draws
Paid to builder in stages
Renovation
Repairs financed into the loan
Programs
Conventional, FHA, VA options
Common program benchmarks for education only — not an offer or approval. Lender overlays apply.
How it works
A construction-to-permanent loan covers the build and converts into a regular mortgage when the home is finished. Renovation loans roll the cost of repairs into the purchase or refinance, based on the after-improved value.
A good fit for
- Buyers building on their own lot
- Buyers buying a fixer-upper
What to watch for
- Builder must be approved by the lender
- Contingency reserves are commonly required
What to prepare
- Builder contract and plans
- Contractor bids for renovations
