Conventional investment-property loans

Fannie Mae and Freddie Mac conventional loans can be used for investment properties. They are generally underwritten on the borrower's personal income, credit, assets, and debt-to-income, with rental income considered under program rules. Down payment, reserve, and pricing requirements differ from a primary residence and vary by program.

DSCR loans

DSCR loans are business-purpose loans that generally focus on whether the property's rent covers its payment rather than on personal income. Requirements vary by lender. Business-purpose financing is handled separately through Wrye Capital.
