Florida Closing Cost Estimator
Closing costs are more than lender fees. In Florida you also have title charges, documentary stamps, intangible tax, and prepaid taxes and insurance. Enter your numbers to see an educational estimate of your cash to close.
Your Numbers
= $21,250 down
For prepaid interest only. Not an offered rate or a commitment to lend.
Contributions are capped by loan program and sale price.
Conventional loans have no upfront government program fee.
Choose $0 if the origination is built into the rate instead of charged as a fee.
= $4,038 on a $403,750 base loan
In most Florida counties the seller customarily pays for the owner's policy, but it is negotiable in the contract.
Miami-Dade uses $0.60 per $100 on the deed. A county surtax can also apply to certain non-single-family transfers.
Estimated cash to close
Down payment plus estimated closing costs, minus credits
- Down payment$21,250
- Total estimated closing costs$21,610
- Seller / lender credit applied-$0
- Base loan amount$403,750
- Total loan amount$403,750
Important: how Florida closing costs are built Roughly half of a Florida closing figure is not lender fees at all. Documentary stamps, intangible tax, and title charges are set by the state and the title company, and prepaid taxes and insurance are your own money going into escrow. Seller contributions, lender credits, and a title re-issue credit on a recent prior policy can each lower the cash you bring.
Fee amounts shown are typical illustrative figures, not quotes. Your actual costs come from your Loan Estimate and the title company's settlement statement.

Closing costs vs. cash to close
Closing costs are the fees and prepaid items charged in the transaction. Cash to close is the full amount you wire: your down payment plus those costs, minus your deposit already paid and any credits. The two numbers are rarely the same.
What Florida charges that other states do not
Florida collects documentary stamps on the deed and on the mortgage note, plus an intangible tax on the new mortgage. On a $425,000 purchase those state items alone commonly run several thousand dollars.
Where you can actually negotiate
Seller contributions, lender credits, who pays the owner's title policy, and the choice of title company are all negotiable within program limits. The state taxes are not.
What this estimator cannot tell you
It cannot tell you your rate, your approval, your exact escrow schedule, or your county's specific surtax treatment. Those come from a full application, a property, and your Loan Estimate.
Educational Calculator Disclaimer
This calculator is provided for educational purposes only. Results are hypothetical estimates based on the figures you enter and typical Florida fee amounts. They are not a loan estimate, pre-approval, quote, or commitment to lend, and no annual percentage rate is shown. Actual closing costs, taxes, insurance, escrow requirements, credits, and loan terms depend on your property, county, title company, loan program, and underwriting.
