How Much House Can I Realistically Afford?

The short answer

Approval is a guideline limit; affordability is a lifestyle decision. Start from the monthly payment you'd be comfortable making, add taxes, insurance, dues, and maintenance, and let that set your price range.

Approval limit vs. comfortable payment

Guidelines look at your debt-to-income ratio, not your savings goals, childcare, travel, or how you'd like to live. It's common to qualify for more than you'd want to spend.

Everything that belongs in the payment

  • Principal and interest
  • Property taxes based on your post-purchase assessment
  • Homeowners insurance, and flood insurance where applicable
  • Mortgage insurance, if your program and down payment require it
  • HOA dues and any CDD assessment
  • Maintenance and reserves — not financed, but real

A simple way to sanity-check

Try living on the new payment for two or three months by moving the difference between your current housing cost and the proposed payment into savings. If it's uncomfortable in practice, adjust the range — not your budget after closing.
