How to Get Pre-Approved for a Mortgage in Florida

The short answer

A real pre-approval means a loan originator has reviewed your income, assets, and credit and issued a letter based on documented figures — not an online estimate. Getting fully documented up front is the single biggest thing you control.

Pre-qualification vs. pre-approval

A pre-qualification is a conversation: you state your income and debts, and you get a rough range. A pre-approval is a review: your documents are collected, your credit is pulled, and your file is run through automated underwriting. In competitive Florida markets, listing agents take the second one seriously and often discount the first.

Step 1 — Look at your credit before anyone else does

  • Pull your reports and check for collections, disputes, or accounts that aren't yours.
  • Avoid opening new credit or closing old accounts while you're preparing.
  • Understand that your score affects pricing as well as eligibility, not just approval.

Step 2 — Gather the documents underwriters actually ask for

  • Most recent pay stubs covering a full 30 days.
  • W-2s (typically two years) and, if self-employed, business and personal returns.
  • Two months of complete bank and asset statements — every page, including blank ones.
  • Photo ID, and documentation for any large or non-payroll deposits.
  • If applicable: divorce decree, child-support order, lease agreements, or gift letters.

Step 3 — Get your Florida-specific costs in the picture

Florida payments are shaped by more than principal and interest. Homeowners insurance varies dramatically by roof age, construction type, and flood zone. HOA dues and CDD assessments in newer communities can add hundreds a month. A pre-approval number built on generic assumptions can fall apart once real quotes come in, so build your comfortable payment around actual estimates.

Step 4 — Understand what your letter really says

  • It reflects a maximum approval, not necessarily a comfortable payment.
  • It's conditional: appraisal, insurance, title, and final underwriting still apply.
  • It expires, and credit or income changes can require a re-review.

Step 5 — Protect the approval until you close

  • Don't change jobs or income structure without asking first.
  • Don't finance a car, furniture, or anything else before closing.
  • Don't move money between accounts without keeping the paper trail.

How long the process takes

Pre-approval itself can move quickly when documents are ready. The full loan timeline depends on your program, the property type, and how fast conditions are satisfied. Documentation delays — not lender speed — are the most common cause of a slow file.
