How Much Cash Do You Actually Need to Buy a Home in Florida?
The short answer
Cash to close is more than a down payment. It's your down payment plus closing costs, plus prepaids and escrow funding, plus what you pay during the contract — and lenders may also want reserves left over.
The pieces, kept separate
- Down payment — your equity contribution, set by your loan program.
- Closing costs — lender, title, recording, and related fees.
- Prepaids and escrows — the insurance and tax funding collected at closing.
- During the contract — earnest money deposit, inspections, and appraisal.
- Reserves — funds remaining after closing; required on some programs and property types.
Why one universal percentage doesn't work
Closing costs and prepaids vary by loan program, property, county, insurance premium, and time of year. A single blended percentage hides the parts you can actually influence.
What can reduce cash to close
- Seller or builder credits, where the program allows them.
- Lender credits, usually in exchange for a higher rate.
- Down payment assistance, for eligible buyers.
- Gift funds, when properly documented.
