New Construction vs. Resale

The short answer

New construction can offer incentives, newer systems, and possibly lower insurance, at the cost of longer timelines and upgrade spending. Resale can mean faster closing, established neighborhoods, and lower assessments — with more maintenance risk.

Cost comparison that's actually fair

  • Include builder incentives and any rate buydown on the new-construction side.
  • Include likely post-closing spending — window treatments, landscaping, appliances, fencing.
  • Include CDD assessments where they exist, and compare HOA dues.
  • Compare insurance quotes; roof age and construction year matter.

Timeline and risk

New builds can shift, which affects rate locks and coordinating the sale of a current home. Resale timelines are shorter but include inspection and repair negotiations.

Inspections either way

Resale homes need a full inspection. New builds are often inspected at pre-drywall and before closing, in addition to the builder's walkthrough.
